Nautibeach 22 is a third-floor condo on Playa Norte, the calm, north-facing beach at the top of Isla Mujeres. It has two bedrooms, one full bathroom, a complete kitchen, and a private balcony looking out over the gardens and the water.
The third floor earns its keep twice over: a view worth getting up for, and enough height above the pool deck that evenings stay quiet.
The condo sits inside the Nautibeach complex, a gated beachfront property with its own pool, beach service and restaurant. Walk out of the building, past the pool, and you are on the sand.

Beachfront, and still in the middle of town
Most beachfront rentals on Isla Mujeres ask you to choose between the water and the town. Playa Norte is one of the few places you get both.
You are in Centro, the island's walkable downtown. Restaurants, shops, golf cart rentals, pharmacies and the ferry terminal are all on foot from the front gate. Dinner does not require a vehicle.

The Ultramar ferry from Puerto Juárez in Cancún runs roughly every 30 minutes and takes about 20 minutes to cross.
What comes with the building
Nautibeach is a shared beachfront complex, and its facilities are part of your stay. The pool and loungers are reserved for registered Nautibeach guests, so the deck stays manageable even in high season.
Inside the condo
Everything is set up for a stay where you cook some meals and eat out for the rest. The kitchen is fully equipped: full-size refrigerator, two-burner cooktop, toaster oven, coffee maker, blender, and a complete set of pots, pans and dishes.

One full bathroom with a separate toilet and shower area.

And who it is not for. Nautibeach 22 takes a maximum of five registered guests, so larger groups will not fit. Pets are not permitted anywhere in the Nautibeach complex, and the building is non-smoking under Mexican law. There is no washer or dryer in the condo, though the on-site team can point you to a local service.
